Foster + Partners Reveals Design for Mixed-Use Development in Central Seoul, South Korea

Foster + Partners has released images of the proposed design for IOTA Seoul I, a mixed-use development in Seoul, South Korea. The project would be located between Seoul Station and Namsan, a 270-meter-high peak in the Jung-gu district in the south-central part of the city. The site has been described by the architects as a landmark location due to its historical significance as one of Seoul's gateways for travelers arriving by train.

Architecture and Agency: Rethinking Authorship Through Participatory Design

Architecture has historically produced many iconic buildings shaped by singular visions—often designed unilaterally for users, communities, and cities. While this top-down approach has enabled strong formal coherence and conceptual clarity, it has also prioritized authorship over engagement. The result: projects that may be celebrated as visionary, yet often feel disconnected from the everyday realities of those who inhabit them.

Canning Factory / OODA

The former canning factory Brandão & Companhia Ltd is part of the Matosinhos Sul Urbanization Plan by architect Álvaro Siza and occupies a privileged position in the city. Near the coastline, the unit builds upon the original industrial feel evoking the nostalgia of a time of production and connection to the sea. This emblematic building, part of the collective memory of the place, had different uses over time, being subject to several interventions that mischaracterized it. By contrast, the proposal aims to fill in the urban fabric with an innovative project that compliments the pre-existing, reconstructing the original building envelope and chimney, withal responds to a very special program: a mixed-use development, which brings together the facilities of a medical laboratory, health clinic, offices, commercial spaces and collective housing.
